
Lewisham Council has received new proposals for a major housing development in New Cross, which will see the total number of homes increase significantly. The Briant and Besson Street scheme is now planned to deliver 383 residential units, marking an uplift of 59 homes from its previously approved total.
The development, a joint venture between Lewisham Council and developer Grainger, known as Besson Street LLP, was initially approved in 2019 for 324 homes. The latest revisions, submitted as a Section 73 application, propose increasing the total to 383 units.
This expansion represents an 18 per cent increase in the number of homes. The plans also detail an increase in the height of the tallest block from 12 to 18 storeys, with another building gaining one storey, while two others will see a reduction in height to balance the overall impact. The scheme, located on 1.05 hectares of brownfield land within the Hatcham Conservation Area, will maintain 35 per cent affordable housing, resulting in 20 additional affordable homes, bringing that total to 134. These affordable homes will be offered at Discount Market Rent, equivalent to London Living Rent levels.
Beyond residential units, the mixed-use development will incorporate flexible commercial spaces, a pharmacy, a GP surgery, and community facilities. A key feature of the updated plans is the commitment to Passivhaus energy-efficiency standards across the entire development, aiming to provide residents with low energy bills and minimal climate emissions.
The expansion of the Briant and Besson Street scheme addresses the ongoing demand for housing in South London. The inclusion of 134 affordable homes, offered at London Living Rent levels, aims to support residents with low to average incomes who are often priced out of the housing market. The provision of a GP surgery, pharmacy, and community space within the development will also enhance local amenities for both new and existing residents in New Cross.
The development is situated in New Cross, Lewisham. The nearest TfL station is New Cross Gate, which offers London Overground and National Rail services. New Cross station, also serving London Overground and Southeastern, is another nearby option. The site is located near Briant and Besson Street.
New Cross Gate station provides step-free access to all platforms directly from the concourse, making it accessible for all travellers.
