The Royal Borough of Greenwich has confirmed the final approval for a significant housing development on the Greenwich Peninsula, paving the way for 1,500 new homes at Morden Wharf. This decision marks a major step in the ongoing regeneration of the area, impacting future residents and the local infrastructure.
The development, located at Morden Wharf on the southwestern part of the peninsula, near the Blackwall Tunnel, will see 1,500 new homes constructed on the site of the former Tunnel Refineries works.
Developer Galliard Homes, in partnership with Singapore-based City Developments Ltd, is behind the project. The original proposal received approval from Greenwich Council in 2022. Revised plans, which were brought before the council's Planning Board in February 2026, were subsequently "rubber-stamped" by councillors in April 2026. The scheme is anticipated to be completed by 2032.
A key aspect of the revised plans involves the provision of affordable housing. While the initial 2021 proposal included 35 per cent affordable homes, the newly approved scheme commits to 20 per cent affordable housing.
This comprises 168 flats for social rent and 82 "intermediate" homes, offered through discounted rents, discounted sales, or shared ownership. The design also features changes to the tower structures, with the leading tower reduced to 35 storeys to mitigate visual impact on the Greenwich world heritage site.
The approval of 1,500 new homes will significantly increase the residential population on the Greenwich Peninsula. This influx will place additional demands on local services, transport links, and community facilities within the Royal Borough of Greenwich. The provision of affordable housing, even at a reduced rate, aims to address some of the local housing needs. The development's long-term construction timeline, with completion targeted for 2032, suggests a sustained period of activity in the area.
The Greenwich Peninsula is well-served by public transport. The nearest TfL station is North Greenwich, on the Jubilee Line. This station provides direct connections to central London and other key areas. The development site at Morden Wharf is accessible from this transport hub.
Pro-Tip: North Greenwich Station is adjacent to The O2 arena and the London Cable Car, offering additional transport and leisure options.
